A detached two-storey 4-bedroom house with 470m² of living space, on land of 740m² of which 485 m² is open space, located in the Botanical Garden area at the foot of the mountain with the Christ statue. There is easy access to both airports, the business and cultural centre, Copacabana and Ipanema beaches. Rio is well served by international schools.
The location in a gated cul-de-sac off the main thoroughfare makes it possible to keep security arrangements unobtrusive. From the road the house is not very evident and the hillside terrain means that the high perimeter walls do not shut out the view. Cameras allow people inside the house to see who is at the street-level entrance. When shut up the house is virtually impenetrable because of the heavy solid wood sliding doors and shutters which cover entrances and most windows. Those windows which do not have shutters have iron grilles. All the bedrooms are air-conditioned as are the office and the television room. Heating is not necessary in this tropical climate.
The house is accessed at street level by a wood-clad steel door. There is an interphone which can operate the electric door lock from any one of the sixteen telephone points. Images from the two cameras trained on the entrance can be viewed from a monitor in the kitchen. There is spacious two-car garage (7.30m x 5.60m) which is big enough to cope with SUV’s. The main door is operated by remote control and beside the entrance there is a TV monitor which allows the driver to see the street outside. Half-way up the staircase to the main part of the house there is a workshop/storage area (12.60m x 2.60m ) which runs under the front veranda and which has a shower and wc. This also has access the large flat roof which covers the garage. The shower room in the workshop is convenient for your driver, pool-boy or gardener.
The front door is entered through a porch (3.90m x 1.45m). Off the marble-floored hall (2.35m x 1.80m ), there is a door to a washroom. The reception room (7.85m x 5.98m ) rises to both floors except for the area under the mezzanine. This and all the other living rooms and bedrooms in the house have hardwood floors. The room is illuminated by dimmable dichroic lights. From the reception room there is access to the front veranda, the rear veranda, the office, the dining area and, via the staircase, the mezzanine.
The front veranda (6.00m x 2.75m) shaded by a mahogany tree gets the early morning sun, so it is a nice place to have breakfast. The rear veranda (9.85m x 2.75m) is designed to be a covered part of the garden, which in turn is designed to be an outdoor room. The 200m² of contiguous level space thus formed on the ground floor is ideal for entertainment. The veranda has dimmable dichroic lighting and three ceiling fans with variable speed to keep you cool while you dine.
The office (4.80m x 3.90m ) separated from the reception room by lockable glass doors is equipped with electric points at waist level, an outlet for the broadband cable, split air conditioning for silent operation and two telephone lines one for the internal domestic network and the other direct. The room is illuminated by dimmable dichroic lighting.
The dining area (3.90m x 3.40m) could also be used as part of the reception area, with which it is contiguous. It is illuminated with dimmable dichroic down-washer light fittings designed to highlight paintings.
The television room (6.90m x 5.90m), which is accessed from the dining area was custom designed to accommodate a premium surround sound system with correct dimensions, sound-proofed double walls, double doors to the dining area and garden, and chamfered internal corners. Cables to all nine speakers are built in to the walls or floor to avoid unsightly wires. The remote controlled dimmable dichroic lighting can be programmed for four separate environments. The air conditioning is split for silent operation. There is a marble counter with a small sink and water tap at the rear where a bar could be installed.
The kitchen (4.00m x 3.70m) has fitted cupboards, granite wet working surfaces, tiled floor, an extractor fan, a built-in table, a walk-in pantry (1.70m x 1.20m) and electricity and gas connections.
The service area (5.00m x 2.30m) has connections for a washer and drier, space for a further refrigerator and freezer, and built in cupboards. The service staircase leads to the garage roof and the garage itself. A door leads to an open tile-floored area with a boiler house for a gas water heater. The maid’s room (2.50m x 2.45m) has a fitted wardrobe/linen cupboard and a shower room with wc. (2.45m x 1.25m)
Upstairs the mezzanine (6.00m x 3.30m) gives access to the bedrooms. Through a small hallway you reach the master bedroom/bathroom suite. The air conditioned bedroom (6.35m x 4.30m) easily accommodates a super-king size bed. It has built-in wardrobes with automatic internal illumination, dichroic lighting with several environments, and outlets a telephone and cable television. The main window opens out over the pool area, and from a second window you can see the lake. The bathroom (3.70m x 3.30m) has floors and walls in white marble, fitted cupboards, a Jacuzzi with a large window overlooking a private part of the garden, a pressure shower and a wc/bidet area separated by frosted glass doors. The water in this bathroom is heated by solar panels. The dressing room (3.20m x 2.80m) has built-in fittings of modern design with internal lighting. There is a hatch in the ceiling to give access to the loft storage space.
The other bedroom/bathroom suite has access to the balcony (6.90m x 1.30m) which overlooks the garden and pool areas, another lovely place to have breakfast. The air conditioned bedroom (4.40m x 3.90m) easily accommodates a double bed and a single bed at the same time. It has outlets for telephone and cable television. Off a small corridor with a built-in wardrobe, there is a dressing room (2.25m x 1.80m) and a toilet/shower room (3.90m x 1.60). The wash basin is by a window which offers a view of the orchids and bromeliads growing in the mahogany tree in the front area.
On the other side of the mezzanine, through an alcove (1.95 x 1.50) there are two guest bedrooms served by a bathroom in between. The recently redesigned bathroom (2.25 x 1.90) has a shower with a decking floor to avoid the need to step up to gain access. Each bedroom has a fitted wardrobe and air conditioning.
The garden is terraced. On the ground level there is a circular swimming pool of 5m diameter an depth of 1.4m. Its tiles are dark blue, and the water is purified by a system of copper ionization avoiding the use of chlorine. Behind the pool there is covered area (7.40m x 6.30m) off which there is a steam sauna (2.40m x 1.60m) and douche (1.10m x 1.10m), a washroom (1.80m x 1.60m) cupboards, a stainless-steel sink with hot and cold water in a marble conter, space for a gas-fired barbecue with exhaust coif, and a refrigerator. Behind there is a store-room (5.90m x 1.20m). Off the pool area there is a patio with a fruit-bearing jabuticaba bush..
On the first terrace there is another patio with a pergola and a small fishpond by a shady irrigated brick wall designed for orchids..
